Penthouse Atop Wavy New Tower on Manhattan’s Upper East Side Sells for $25 Million
A duplex penthouse at a new condominium tower on Manhattan’s Upper East Side has closed for $25 million, more than double the building’s second-priciest unit, Mansion Global has learned.
The four-bedroom apartment occupies the top two floors of the 32-story building on East 74th Street, named the 74. From its vantage point on Third Avenue, the apartment enjoys panoramic views of Central Park and is designed to maximize them.
The unit measures 5,264 square feet, with another 1,600 square feet of exterior space thanks to a 70-foot long terrace that spans the full length of the western facade. On the first floor, the great room and adjoining dining room face the Central Park view, with floor-to-ceiling glass walls that open to the terrace. Above it, the primary suite faces the same direction with access to its own terrace.
“The penthouse is a true one-of-a-kind duplex created by Pelli Clarke & Partners together with AD100 designer Rafael de Cárdenas,” Elyse Leff, with developer Elad Group, said in a prepared statement. “It’s a home where the architecture and interiors speak the same language.”
The 42-unit building, designed with a pleated and glazed terracotta exterior, is nearing completion. Sales began closing in June, with 26 currently recorded at prices ranging from $1 million for a studio to $12.39 million for a full-floor unit, according to property records accessed through PropertyShark. The $25 million closing hasn’t yet logged in public records, and the buyer could not be identified.
The penthouse sold in a private deal, which was brokered by Barbara Russo of Douglas Elliman Development Marketing. “We’re thrilled for our buyer, who found a space that perfectly captures their sophisticated, modern perspective on one of the neighborhood’s legacy blocks,” she said in an emailed statement.
Amenities at the building include a lounge and garden at the ground level, and an amenity floor on the 17th level, with a catering kitchen and dining room, a gym and workout rooms, and a children’s playroom.
